Standard cost home-based boarding services calculator

About this calculator

Use this calculator if you have paying boarders living in your home and want to find out if you are required to return income using the standard cost basis for an income year.

Use of this tool does not result in data being submitted to us.

When to use this calculator

When you have paying boarders living in your own home you must pay tax on the profit (taxable income) that you make. There are two ways you can work out the amount of taxable income.

  1. Keep a record of all your household expenses and payments received for boarding services. Work out the proportion of expenses that applies to the boarders and deduct that amount from the total payments received for the year, to arrive at taxable income.
  2. Use the standard household costs determined by us and deduct these costs from the total payments received, to arrive at taxable income.

This calculator will work out your likely tax liability by deducting the standard costs determined by us from the total payments you receive.

The calculator result is as accurate as the information you enter. If you leave out some income, the calculation will be incorrect.

What you will need

You will need details of the:

  • total number of boarders for the year
  • maximum weekly rent charged for each boarder
  • start dates and end dates for each boarder
  • weekly rent for each boarder
  • weekly rent for the home, or purchase price of the home, plus the value of any improvements
  • weekly accommodation supplement (if any) received from Work and Income.
